Residential Design-Build — Concept Through Completion

From the first line drawn to the last stone set.

Tamier is your single point of contact for the whole project — coordinating licensed design professionals and managing construction, concept through completion.

Why Tamier Exists

Most residential projects lose time, money, and quality in the handoffs — architect to engineer, engineer to builder, builder to trades. We built Tamier to close them.

One accountable team coordinates design and engineering, develops the construction plan and pricing, and manages the build through completion. Decisions get made once, by the people who'll be standing on the site when they matter.

01 / DESIGN

Direction

We start with how the home needs to work for you, then bring in the right architect to draw it — shaping the concept, plans, and renderings with you before a single wall moves.

02 / ENGINEERING

Structural & Civil

We get the structural and civil engineering resolved with the engineer while the home is still on paper — the one place a structural problem costs an eraser instead of a change order.

03 / CONSTRUCTION

Management

The same team that coordinated your design runs the build — managing the schedule, the site, the inspections, and qualified trade partners, with licensed work performed by licensed professionals.

Our Process

From concept through completion.

Eight stages, one team carrying your project the whole way — the red line below tracks your place in it.

01

Initial Consultation

We sit down to understand your goals, your property, and the home you're picturing.

02

Architect Introduction

We bring in the right architect and begin turning your vision into a concept.

03

Design Coordination

We manage the design end to end, keeping you involved as the plans take shape.

04

Engineering Coordination

We coordinate the structural and civil engineering alongside the design, so the plan you approve has already been reviewed by the engineer for how it gets built.

05

Permitting

We prepare the documentation and manage the permit submissions with the local building department on your behalf.

06

Budget Development

We build the budget line by line off the finished design, so you're pricing the home that's actually been drawn — in detail, before work begins.

07

Construction Management

We supervise every trade, schedule, and inspection through to completion.

08

Final Punchlist

We walk the finished home, close out every last detail, and hand it over.

Working With Tamier

Every project gets the founders' full attention.

Clients work directly with the two of us — from the first consultation to the final punch item — never passed down a chain of project managers. As we grow, that stays the standard: the two of us who founded the company stay in the room.

About

Two brothers, one set of standards.

A family firm — one from engineering, one from the trades

We're brothers. We started Tamier because we had both spent enough time on residential job sites to know exactly where they go wrong — in the handoffs. Architect to engineer, engineer to builder, builder to whichever trade happens to be free that week. Every one of those gaps is a place for the schedule to slip and the quality to quietly drop. We wanted to build a company without them.

One of us came up through engineering: a civil engineering degree, then years in the field as an MEP superintendent coordinating mechanical, electrical, and plumbing work. The other came up through the trades, with hands-on experience in residential plumbing and a feel for what's behind a wall before it's opened. One of us has spent his career making sure the drawings are right. The other has spent his making sure what gets built matches them.

Growing up, nothing in our house got handed to a contractor. If something broke, we fixed it, and if we didn't know how, we figured it out before we asked anyone. That's still how we work. We answer our own phones, we're on our own sites, and we'd rather tell you something honest and unwelcome early than comfortable and wrong.

What that means for you is simple. You deal with the two of us, the founders — the same faces from the first walkthrough to the final punch item, not a salesman at the start and a stranger at the end. Tamier is the company we built together, and we treat every project as a reflection of us.

  • Design and engineering coordinated by the same team that builds it — no gap between the drawings and the framing
  • Hands-on MEP field experience behind every wall you'll never see
  • Budgets built straight from the final design, not a hopeful estimate

Capability 01 / 04 — Construction & Structure

The bones of the build.

Structure and envelope — the work everything else stands on, built to the engineered plans and weather-tight before a single finish trade walks on site.

What This Covers

Every clean sightline, every door that swings true, every tile line that runs straight — all of it traces back to the frame behind it. We manage the structural phase through qualified framing and structural trade partners — executed to the approved plans, built to survive scrutiny.

01 — A

Framing

The skeleton of the home, laid out directly from the stamped drawings. Load paths run continuous from foundation to ridge, engineered lumber carries the spans that dimensional lumber can't, and everything is held plumb, level, and square — because a frame that's off by an eighth today is a cracked ceiling and a sticking door two winters from now.

  • Floor, wall & roof framing
  • Engineered beams, headers & load paths
  • Structural openings for additions & remodels
  • Sheathing & fastening to code schedules
  • Inspection-ready staging and documentation
01 — B

Roofing

A roof is a system, not a layer of shingles. We deliver the full assembly for Massachusetts weather — ice and water protection at eaves and valleys, step and counter flashing at every penetration, and ridge-to-soffit ventilation designed to keep the frame beneath it dry. Asphalt architectural or standing-seam metal, integrated into a continuous envelope.

  • Asphalt & standing-seam metal systems
  • Ice & water barrier at eaves and valleys
  • Flashing, penetrations & chimney details
  • Ventilation designed with the structure
  • Envelope integration with walls & openings
How We Run Structure

Built to survive scrutiny.

Engineering first

The engineered drawings are reviewed on paper — loads, spans, and connections — so issues can be identified and addressed before lumber is ordered.

Inspection-ready

Every phase is documented, staged, and ready for sign-off. We build to the inspector's checklist from the start, so approvals are less likely to hold up the schedule.

Dry before finish

The envelope is closed and weather-tight before interior trades begin — no finishes installed over a structure that's still taking on water.

Capability 02 / 04 — Renovations

Make the house you havethe home you want.

Renovation means building inside a structure that already exists — often while you're living in it. Success comes down to sequencing, protection, and knowing what's behind the wall before it opens.

What This Covers

From a single kitchen to a full-gut transformation, inside and out — planned around your life, engineered before demolition, and run by one contact from the first estimate to the final punchlist.

02 — A

Interior Renovations

Kitchens, baths, and full-gut renovations — including the structural scope many remodelers avoid. When a wall comes down, we coordinate installation of the engineered beam that replaces it — sized by the structural engineer, installed to the approved plans. When a layout changes, the plumbing, electrical, and HVAC are rerouted by licensed trades, coordinated by people who've run that work in the field, so the systems behind your new walls are as clean as the finishes on them.

  • Kitchens, baths & full-gut renovations
  • Structural openings & engineered beams
  • Plumbing, electrical & HVAC rerouting
  • Dust isolation & daily site protection
  • Fixed decision calendar for selections
02 — B

Exterior Renovations

The exterior is where curb appeal and building science meet. New siding, windows, doors, and trim change how the home looks — but the layer underneath is what we're really building: weather barrier, flashing pans, and air sealing detailed so the facade sheds water and cuts drafts, not just photographs well.

  • Siding, trim & facade upgrades
  • Window & door replacement
  • Weather barrier, flashing & air sealing
  • Entry, porch & garage-front rebuilds
How We Run Renovation

Your home stays your home.

Open with a plan

We investigate before we demolish — structure, plumbing, and wiring are mapped first to reduce avoidable surprises. When concealed conditions do turn up, they're documented and handled through a written change process.

Live-in logistics

Working hours, dust barriers, floor protection, and daily cleanup are set in writing before we start. You're living there; the site rules reflect it.

One contact

The person who walks your estimate is the person who runs your job and closes your punchlist. Nothing is lost in translation between departments.

Capability 03 / 04 — Painting & Finishes

The last layer isthe one you live with.

Paint is ninety percent preparation. A finish is only as flat, as crisp, and as durable as the surface underneath it — so that's where our work actually happens.

What This Covers

Interior and exterior coatings, specified by exact product and line — every surface properly patched, sanded, primed, and caulked before a finish coat goes on, and inspected under raking light before we call it done.

03 — A

Interior Painting

Walls, ceilings, trim, and cabinetry — with the prep standard written into the scope: patch, skim, sand, prime, caulk. Doors and trim are shop- or field-sprayed by qualified finishers for a factory-smooth result when the specification calls for it; cut lines at ceilings and casings are run by hand. Products are low-VOC and named in the proposal by brand and line, so you know exactly what's going on your walls.

  • Walls, ceilings & trim
  • Cabinet & door refinishing
  • Skim coating & surface repair
  • Low-VOC products, specified by name
  • Color & sheen consultation
03 — B

Exterior Painting

New England weather is the real client on an exterior job. Every square foot of bare wood is washed, scraped, sanded, and spot-primed before the first finish coat — then two coats go on inside the product's temperature and humidity window, not just whenever a crew happens to be available. Failing trim and rot are repaired by qualified carpenters before coating, because paint over bad wood is money thrown at the problem, not a fix.

  • Full exterior repaints
  • Trim, shutters, doors & siding
  • Deck & fence finishes
  • Carpentry & rot repair before coating
  • Weather-window scheduling
How We Run Finishes

Judged in raking light.

Prep is the proposal

Our scope lists the preparation, not just the paint — so you can compare bids on what actually determines how long a finish lasts.

Named products

Exact brand, line, and sheen in writing. No "contractor grade" substitutions between the quote and the can.

Raking-light walkthrough

The final inspection happens under angled light — the light that finds every flaw — before we ever ask you to sign off.

Capability 04 / 04 — Landscape & Outdoor

The property ispart of the home.

Outdoor work in New England lives or dies on what's underneath it — grading, drainage, and base preparation — long before anything beautiful goes on top.

What This Covers

Four connected trades — design, landscape construction, hardscape, and stone masonry — taken from a measured plan on paper to a finished property, by the same team that draws it.

04 — A

Landscape Design

The planning phase. Measured site plans, planting palettes chosen for the region, and a grading and drainage strategy set before anything is built. For larger properties, we phase the master plan so the yard can be built over seasons without redoing work.

04 — B

Landscape Construction

Building the yard itself — excavation and grading, drainage and downspout management, irrigation, soil preparation, lawn installation, and the trees and shrubs that give the plan its shape. The land is made to work before it's made to look good.

04 — C

Hardscaping

Patios, walkways, retaining walls, outdoor kitchens, and fire features — every one of them built on compacted, frost-aware base depths, because in a freeze–thaw climate a patio is only as flat as the gravel beneath it.

04 — D

Stone Masonry

Natural and manufactured stone: staircases, walls, veneer, and fountains — mortared or dry-laid. Custom stonework is the slowest trade on the property and the one that outlasts everything planted around it. We treat it that way.

Design · Construction · Hardscape · MasonryFrom drawn plan to finished ground
How We Run Outdoor Work

Built for winters.

Water first

Every design starts with where water goes. Grading and drainage are drawn before plantings and patios, so the plan moves water away from the home and the hardscape.

Frost-aware bases

Base depths, materials, and compaction are specified for freeze–thaw — the difference between a patio that stays flat and one that heaves in year two.

Design through install

Planning and installation run through one project team, so there's no gap between what's on paper and what goes in the ground.

Our Work — Case Studies

The proof is being built.

Tamier is a new firm, and this page is where that stops being something we say and starts being something we show. As projects finish — and homeowners give written permission — the case studies land here.

Representative imagery — not a Tamier project
Our Commitment

We'd rather show you an honest empty page than borrowed photographs. When our first projects are complete, they'll be documented here — real work, on real homes, shown exactly as it was built.

What Every Case Study Will Include

Real projects, documented honestly.

The full story

The homeowner's goal, the constraint that shaped the design, the decisions made along the way, and the completed result — not just the prettiest angle.

Real photography

Photos of the actual project — before, during, and after. Never stock imagery, and never another firm's work presented as ours.

Published with permission

Nothing goes up without the homeowner's written approval, and personal details stay private — the work speaks without exposing the address.

Your home could be the first one here.

Our Mission

Where it begins

A home is the one place that has to hold.

Everything we set out to do starts from that. Not square footage, not finishes — the feeling of a door that closes on a safe, warm, well-made place, and stays that way for the people inside it. That is the standard we are building the company around.

Where we are headed

We want to be the design-build firm for every kind of home.

A kitchen that finally works. A first house. A custom build where nothing comes off the shelf. Our goal is a firm with the range to take on all of it — the family working within a real budget and the client who wants something no one else has — with the same care at every scale.

Growing on purpose

From one home at a time to whole neighborhoods.

We are starting where every builder starts: one project, one family, done right. The plan is to grow that into a company that can take on full developments — streets of homes, planned and built to the same standard as the first one — with stronger crews and deeper partnerships at every step.

Why we want to grow

Growth is not a number to us. It is reach.

Every stage we grow into buys the ability to do more — more homes, harder problems, bigger ground — and, one day, the projects that pay nothing back and matter more than any of them. That is what the scale is for.

Where we want to be needed

Some families lose everything in a night.

A fire. A flood. A storm that takes the roof, the walls, and the years inside them. The company we are working toward is one that can show up afterward — with the crews, the resources, and the standard to put a real home back under the feet of people who lost theirs.

The promise

This is the company we intend to become.

None of it is finished. It is the direction, stated plainly, so you know what you are helping to build when you choose us: a firm with the range for any home, the scale for whole developments, and the capacity to give homes to those who have none. We are not turning from it.
